In order to be ready before then, we <strong><em>highly suggest<\/em><\/strong> that you complete the below steps no later than the 3rd week of March.<\/p>\n\n\n\n<p>Here&#8217;s a video about the program, and after the video there will be directions for how to get preapproved to enter the lottery.<\/p>\n\n\n\n<figure class=\"wp-block-embed is-type-video is-provider-youtube wp-block-embed-youtube wp-embed-aspect-16-9 wp-has-aspect-ratio\"><div class=\"wp-block-embed__wrapper\">\n<iframe loading=\"lazy\" title=\"How To Use The Dream For All Shared Appreciation Loan Program\" width=\"1080\" height=\"608\" src=\"https:\/\/www.youtube.com\/embed\/sewsqI9Kih0?feature=oembed\"  allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture; web-share\" allowfullscreen><\/iframe>\n<\/div><\/figure>\n\n\n\n<p>Hello!<\/p>\n\n\n\n<p>Excellent news, the California Dream For All Program (down payment assistance for the full 20% down!) made a big announcement last week, and just gave us all the details on how to help YOU be ready to register for the lottery that will go live in April!<\/p>\n\n\n\n<p>I\u2019m going to repeat something three times. First time: <mark style=\"background-color:#fcb900\" class=\"has-inline-color\">If you have any questions, please <a href=\"http:\/\/www.calendly.com\/ebmb\/preapproval-administrative-quick-question\">click here<\/a> to pick a time to chat and I\u2019ll answer them!<\/mark><\/p>\n\n\n\n<p>A few of the requirements:<\/p>\n\n\n\n<ul>\n<li>All mortgage applicants must be a <em>first-time homebuyer<\/em>. If it\u2019s been more than 3 years since you\u2019ve owned a home, you are once again a first-time homebuyer.<\/li>\n\n\n\n<li>At least one mortgage applicant must be a <em>first-generation homebuyer<\/em> (this is a new requirement), meaning at least one of your parents, or your other borrower\u2019s parents if applicable, does not presently own a home.\n<ul>\n<li>If a parent is dead, their homeownership status as of their passing is what is used. For example, suppose a husband and wife homebuyer couple wherein the husband\u2019s parents are both living and both homeowners. However, the wife\u2019s biological or adoptive mother sold her home, moved into a retirement home, and passed away there. This means that the wife is a first-generation homebuyer, and this means the <em><u>couple<\/u><\/em> qualifies as first-generation homebuyers.<\/li>\n\n\n\n<li>Anyone that has, at any time, been placed in foster care, or institutional care (including \u201cbehind bars\u201d) while a minor, is automatically considered a first-generation homebuyer.<\/li>\n\n\n\n<li>You will be required to sign a notarized document attesting to being a first-generation homebuyer under this definition.<\/li>\n\n\n\n<li>If this immediately disqualified you, there may be other homeownership options available to you. Did you know that most <a href=\"https:\/\/www.eastbaysmortgagebroker.com\/primary-residence-mortgages\/\">first-time buyers in California<\/a> put less than 10% down, often as little as 3% or 5%? <a href=\"https:\/\/www.eastbaysmortgagebroker.com\/contact\/\">Let&#8217;s chat about your options!<\/a><\/li>\n<\/ul>\n<\/li>\n\n\n\n<li>You must be below the <a href=\"https:\/\/www.calhfa.ca.gov\/homeownership\/limits\/income\/income-cadfa.pdf\">income limits for the county where you are buying a home<\/a> (not necessarily where you <em>currently<\/em> live).\n<ul>\n<li>If you make more than that, we can explore creatively \u201cnot documenting\u201d certain income sources, such as bonus income or overtime income.<\/li>\n\n\n\n<li>If you are unsure, please let the process play out, and let me find the solution once we have all needed information.<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li><strong><em><u>You must be preapproved in order to enter the lottery<\/u><\/em><\/strong>. If you do not have a preapproval letter, you will not be able to register for the lottery. The rest of this post will go over how to get preapproved, so you can enter the lottery. Once you are preapproved, I\u2019ll notify you when the lottery opens up, and at that point you will have the Dream For All Preapproval Letter (this is not a &#8216;normal&#8217; preapproval letter, a &#8216;normal&#8217; preapproval letter will not let you enter the lottery). The target date is some time in April, but I highly encourage you to knock this out ahead of time rather than procrastinating. Please keep reading.<\/p>\n\n\n\n<p><strong><em>15 Minute Mortgage Preapproval<\/em><\/strong> (<mark style=\"background-color:#fcb900\" class=\"has-inline-color\">a requirement to enter the lottery<\/mark>)<\/p>\n\n\n\n<ol start=\"1\">\n<li>Please <a href=\"https:\/\/www.optoutprescreen.com\/\">click here to opt-out of 3rd party mortgage junk mail and spam<\/a> (2 minutes, gov\u2019t website).<\/li>\n\n\n\n<li>Please <a href=\"https:\/\/www.blink.mortgage\/app\/signup\/p\/ebmb\/getstarted\">click here to get preapproved<\/a> (5 minutes, secure portal). Please be accurate to the best of your ability, take note of anything you aren\u2019t sure of, and send me a message in the user interface with any questions you might have. When it asks \u201cHow did you hear about us?\u201d please answer \u201cCalifornia Dreamer!\u201d<\/li>\n\n\n\n<li>Please upload the following paperwork to finalize the preapproval (5 minutes, same portal).<\/li>\n<\/ol>\n\n\n\n<ul>\n<li>If your credit is frozen with any of the credit reporting bureaus, please unfreeze it, let me know when 3 weekdays have passed from that point, and leave it unfrozen until you close escrow on your home purchase or refinance.<\/li>\n\n\n\n<li>When it gets to the part about entering your bank account logins\/passwords (\u201cAccountChek\u201d), please note there is a large \u201cskip\u201d button that you are more than welcome to click!
